For board members & presidents
A landscaping vendor your board can actually approve.
Top Green builds board-ready proposals for HOA and condo association boards across Broward and Miami-Dade, written scope, proof of insurance, a fixed schedule and one point of contact, so the vote isn't a leap of faith.
Approving a landscaping contract is a board decision, and every board member's name is on it if it goes wrong. Since 2015, Top Green has built landscape programs specifically for HOAs and condo associations across Broward and Miami-Dade: entrance features, boulevards and streetscapes, pool and clubhouse amenity areas, and every common space in between, maintained to one consistent standard with reporting that goes to your board or your property manager, whichever your community uses.
Founder Armando Sariol still runs the company day to day, which means a board isn't approving a franchise territory or a call-center account, it's approving a relationship with the person who actually shows up when something needs attention.
What a board needs to approve a vendor
- Written, itemized proposal for the packet
- Certificate of insurance on request
- Fixed schedule, uniformed crews
- Reporting to the board or your PM
- One owner-run point of contact
Getting a vendor change through the board
Whether you're replacing a vendor after complaints or bidding out the contract on schedule, the process is the same.
Walk the common areas
We walk the entrances, boulevards, pool deck, clubhouse grounds and every common space with a board member or your property manager.
Board-ready proposal
A written, itemized scope and price you can attach to the meeting packet or read into the minutes, built to compare cleanly against other bids.
Vote & paperwork
Once approved, we issue the certificate of insurance and confirm the contract terms your board or attorney needs on file.
Start of service
Fixed schedule begins, and reporting starts flowing to the board or your property manager from the first visit.
What board members and presidents ask us
Board approval & bylaws
If your governing documents require multiple bids, a formal RFP, or specific contract language, tell us up front, we'll structure the proposal to fit your process instead of making you translate ours.
Liability & insurance
Certificate of insurance available naming the association and its management company as additional insured, the documentation a board or attorney typically wants on file before a vote.
Community aesthetics
Entrances, streetscapes and amenity areas held to one visible standard, the parts of the community that shape how residents and prospective buyers judge the association's management.
Owner-run responsiveness
Owner-run since 2015. When a resident escalates to the board, you're calling someone who can resolve it directly, not routing through a regional office.

Questions boards & presidents ask
What do you need from us to bring a proposal to the board?
A site walk of the common areas, entrances and amenity spaces, then a written, itemized proposal you can hand to the board or attach to the meeting packet, not a verbal number. If your bylaws require multiple bids or specific insurance language, tell us up front and we'll structure the proposal to match.
Can you provide proof of insurance for the association's records?
Yes. We carry commercial general liability coverage and can issue a certificate of insurance naming the association and its management company as additional insured, standard documentation for a board or attorney reviewing a vendor contract.
We're switching vendors after a bad experience. How do you handle the transition?
We walk the property before the first service date, document what's failing (dead irrigation zones, overgrown beds, declined turf) and give the board a clear starting scope, so there's no ambiguity about what changes and when residents should expect to see it.
How do you report back to the board or our property manager?
Whichever way your community actually reads it. Some boards want a brief report attached to their meeting packet, some route everything through a property manager, some just want a call if something needs board attention. We match the process instead of asking you to change it.
Our common areas include a pool deck, clubhouse and entrance feature, not just lawn. Can one vendor cover all of it?
Yes. Top Green maintains entrances, boulevards, pool and clubhouse amenity areas and every common space in a community to one standard, plus design and installation, artificial turf for high-traffic amenity areas, landscape lighting for entrances and common areas, and irrigation and drainage for the whole property.
What happens if a resident complains directly to the board about the grounds?
Call (754) 260-4777. Top Green has been owner-run since 2015, so a board doesn't have to escalate through a regional office to get an answer, the person who takes the call can actually resolve it.
Bring your board a proposal worth voting yes on.
Call or request a proposal, and tell us about your community's common areas.
