For property managers
One landscaping vendor. Every property on your list.
Top Green works directly with property managers overseeing shopping centers, warehouses, office parks and multi-site portfolios across Broward and Miami-Dade, one bid process, one point of contact, one standard your owners and tenants can count on at every address.
You're not maintaining one property, you're accountable for a portfolio, and every vendor relationship either makes that easier or adds another thing to track. Top Green has run commercial accounts for property managers across Broward and Miami-Dade since 2015: real bids against a real scope, one crew standard whether it's a strip center, a distribution facility or an office park, and reporting that matches how your office actually needs to see it, not how it's easiest for us to send it.
We're owner-run. Armando Sariol, who founded the company, is still the person who answers when a property manager calls with a problem, not a regional dispatcher reading a ticket back to you.
Built for how property managers operate
- Written, itemized bids for RFPs
- One master schedule across sites
- Invoicing formatted to your accounting
- Certificate of insurance on request
- One owner-run point of contact
The bid and onboarding process
The same process whether it's one site or ten.
Site walk & scope
We walk the property (or every property in the portfolio) with you or your on-site contact and document the actual scope, not a square-footage estimate.
Written bid
An itemized proposal that fits your RFP format, with line items your board or ownership can compare against other vendors.
Onboarding
Certificate of insurance issued, invoicing format confirmed, and a fixed schedule set before the first visit.
One contact, ongoing
Questions, schedule changes and issue reports go to one person on our side, so nothing gets lost between crews.
By property type
Every property type in a portfolio has its own grounds priorities. Here's how Top Green approaches the ones we're asked about most.
Shopping centers & retail plazas
- Curb appeal that matches tenant lease expectations
- Parking-lot islands, entrance beds & pylon-sign landscaping
- Scheduling that avoids peak shopping hours
- Fast turnaround before anchor-tenant inspections
Warehouses, industrial & distribution centers
- Large-acreage mowing & perimeter maintenance
- Truck-court sightlines and drainage kept clear
- Detention-pond and buffer-zone upkeep for code compliance
- Low-maintenance planting that survives heavy vehicle traffic
Office parks & corporate campuses
- Consistent grounds standard across every building
- Entrance, courtyard & walkway beds tenants see daily
- Irrigation tuned to South Florida water restrictions
- Reporting formatted for a facilities or asset manager
What property managers ask us before signing
RFPs & bid processes
We respond to written RFPs with a written, itemized bid, not a verbal number. If your process requires references, site-specific insurance limits, or a formal walkthrough before pricing, we work within that.
Liability & insurance
Certificate of insurance available naming your management company and the property owner as additional insured, standard paperwork for any commercial account.
Multi-property consistency
Every site on your portfolio held to the same crew standard and the same schedule discipline, so a tenant complaint at one property doesn't become a pattern across the others.
Responsiveness
Owner-run since 2015. Call (754) 260-4777 and you're reaching the person who can actually make a decision about your account, not a call queue.

Questions property managers ask
Do you work with property management companies, not just individual owners?
Yes. Most of Top Green's commercial accounts are managed by a property manager or management company acting on the owner's or association's behalf, not the owner directly. We're used to routing communication, reporting and invoicing through a management company rather than a single on-site owner.
Can you handle a bid or RFP process?
Yes. Send us the scope, the site walk schedule, and the bid deadline, and we'll return a written, itemized proposal, not a verbal quote. If the property needs a site walk first, we'll do that before pricing anything, so the number reflects the actual property instead of a generic square-footage guess.
If I manage more than one property, can you service all of them under one account?
Yes, that's most of our commercial work. We can run multiple properties in your portfolio on one master schedule with one point of contact on our side, so you're not re-explaining your standards to a different crew lead at every site.
How does invoicing work across multiple properties?
We'll match how your office needs to receive it, consolidated across properties or broken out per property, per building, or per cost center. Tell us the format your accounting team requires and we'll set it up that way from the first invoice.
Are you insured for commercial and industrial properties, including warehouses?
Yes. We carry commercial general liability coverage and can provide a certificate of insurance naming your management company and the property owner as additional insured, which is standard for shopping centers, warehouses, distribution centers and office parks with a management company on file.
What if we need to reach someone fast, a broken irrigation line before a tenant walkthrough, storm debris before a Monday inspection?
Call (754) 260-4777. Top Green has been owner-run since 2015, the same person answering for the work today as on day one, so a property manager isn't waiting on a call center or a regional office to get a straight answer.
Send us your scope. We'll send back a real bid.
One property or a full portfolio, commercial, industrial or retail. Call or request a proposal and tell us what you're managing.
